Waleed Al Zarooni , a real estate expert and W Capital Real Estate Brokerage CEO, launched an innovative initiative, the first of its kind, entitled “A Course with a Real Estate Expert”.

This initiative involves dedicating specific time to provide free consultations to both new and existing investors in Dubai’s real estate market. This move reflects a clear commitment to enhancing confidence and establishing transparency in one of the most dynamic and attractive sectors in the region.

In light of that, the initiative aims to provide an objective analysis of the real estate market, dispel concerns, and help investors make decisions based on logical principles and accurate data, free from emotional reactions or misconceptions.

In this context, the initiative stems from a professional and national commitment to realigning the investment decision-making process for real estate investors, especially given the recent divergence in market trends. In some cases, short-term, individual considerations have overshadowed the sector’s sustainability.

Therefore, the “Course with a Real Estate Expert” initiative seeks to offer a balanced and impartial perspective that considers the interests of both the investor and the sector, providing a comprehensive overview to facilitate more informed and balanced decision-making.

The CEO noted that the market was not negatively impacted, but rather maintained its momentum, recording sales exceeding AED 42.7 billion in March alone through more than 13,200 transactions. This clearly demonstrates the continued strength of both local and international demand and the robust economic fundamentals underpinning the sector.

Al Zarooni explained that a realistic reading of market data indicates a shift towards a more mature phase, characterized by caution and selectivity in investment decisions. This is a natural development in advanced markets, especially given global geopolitical shifts. Despite this shift, he emphasized that the fundamental indicators remain strong, with no signs of widespread selling or sharp price declines. Strong activity continues, particularly in major projects and prime locations, reflecting a healthy balance between supply and demand.

Al Zarooni added that Dubai’s investment appeal rests on a set of well-established factors, foremost among them stability, a sophisticated legislative environment, advanced infrastructure, and competitive advantages such as the absence of property income taxes, freehold ownership, and attractive rental yields.

He noted that the market is increasingly reliant on genuine demand driven by population and economic growth, thus enhancing its long-term sustainability. He said that the current phase could open up promising investment opportunities, particularly given the flexibility of some developers in payment terms, which reinforces Dubai’s position as one of the most stable and attractive real estate markets globally.

The CEO explained that the initiative highlights the crucial role of real estate experts and brokers in the community, as its objectives extend beyond the purely commercial sphere to support market stability and enhance its investment appeal. It also reflects a growing trend towards sharing real estate knowledge as a strategic tool for crisis management and growth stimulation.
