As the scope for horizontal growth in the real estate takes backseat, there is a huge demand for vertical structures with smart designs that make optimal use of the space. Experts believe that the trend of smart vertical structures is poised to grow manifold in the coming years.
“In Middle East region, some countries like UAE still have a lot of usable space when it comes to afford new constructions. But given the convenience aspect of vertical designs, more and more developers are looking to having more high-rising master plans. From shopping malls to hospitals, people are considering smartly-designed vertical infrastructures that could save both money and energy,†said Sophia Alhakmi, an architect based Emirates capital, who had presented her designs at Cityscape Abu Dhabi this year.
As per academic reports, the horizontal sprawl of various major cities across Middle East not only leads to the additional costs of land, but it also increases commuting time, especially from suburb areas. These two reasons are together altering the real-estate scenario in favour of multi-storeyed complexes within the cities’ limits. This is true for both residential and commercial complexes.
“The shifting demographic patterns are evident and there is no question about the fact that vertical structures are the future of construction, not just in Middle East but globally,†pointed out Alhakmi.
UAE is home to some of the most innovative vertical structures, including world’s tallest building Burj Khalifa in Dubai, which are famous globally for their green and sustainable nature. Experts say the Emirates will keep innovating and remain atop the nations that adopt newest technology in real estate industry.
“If vertical growth is the trend, UAE
will certainly excel. UAE is a young nation, bubbling with innovative real estate
ideas. We already have iconic structures like Burj Khalifa and many more are coming up. This shows how committed UAE leadership is to be a global trendsetter,†said Harkirat Shanu, a real-estate researcher, who is working with a leading real estate brand in Dubai.
He added that vertical structure are
not only the need, they are rather in vogue and challenge the creativity of architects even more.
“If there is large land, it is comparatively easier to play around with the designs. But if you are told that this is the space and you have to innovate within it, it is a real test of ability of an architect. And it is always good to stretch beyond the set limits to bring out the best product,†stated Shanu, who basically hailed from New Delhi, India.
